Grazing land, as the etymology suggests, is farmland used for grazing animals.

In general grazing land is valued at between £1,500 to £5,000 per acre.

Dairy cows, for example, are known to produce the best milk in pastures which flood as this is where the most fertile grazing ground is found. On the other hand, sheep are the most malleable of farm animals: a flat pasture plain or steep hillside is much the same to sheep - grazing is grazing where ever they are. Horses require a loamy soil type for grazing as they are relatively active and have iron shoes, which would destroy waterlogged pastureland.

Grazing land value is determined by size, quality, location, supply and demand. As with all farmland, prices across the country vary greatly and this is obviously directly related to the topological characteristics of specific regions

Grazing land for horses meanwhile is a very different market. Equestrians are very passionate about their hobby and tend to spend lots of money on it. Their needs are very specific and grazing land therefore has to fulfil many stringent criteria for it to be suitable for grazing horses. The best equine grazing land needs mature, well drained pasture and preferably hedging to provide shelter from the wind.
